This is just another one of the steps in the process of developing the Oak Grove project. We're still excited about the many benefits this plant can bring to Texas.

Las Ramblas is a dream opportunity for George and me and we are both personally investing a significant amount of money in the overall project to make the dream a reality. We have also each committed to buy residential units in the project. We have discussed developing a project in Las Vegas for the past two years and, after considering many opportunities, are excited to build our vision with Related and Centra and contribute to the ever-growing, dynamic city of Las Vegas. With a complex of buildings situated in an environment unlike any other built in Las Vegas, we are excited to add a new dimension to the city's sophistication and glamour.

If we did not have the incentives, we would consider putting a nuclear plant in. We'll decide whether we go forward with a new nuclear plant without the benefits of the incentive package. The benefits -- we'll call it gravy -- help with risk mitigation.

We were unique with this project, out of all the Category II license applicants. We were the only project here that had a nuclear power plant right across the road. It was also the largest project. So the traffic issue really had to be studied for many, many reasons. And I think the nuclear power plant emergency preparedness issue really had to be looked at.

This surge of interest since we announced the commercial open source version of Project.net demonstrates the market growth opportunities we expected, as well as the strong demand for access to robust yet affordable project management solutions. Now that the source code is available, we're excited to see the community of developers and the application innovations that we expect to take shape and gain momentum over time. Project.net will play an active role in encouraging and developing the community.

While the first generation of plant biotech products directly benefited farmers and the environment, the next generation of plant biotech research is focused on providing consumer benefits, including the development of biotech plants that offer increased nutrition and health benefits.

Hopefully the council will look at all the benefits this project will bring to the city. I think it's going to be a terrific-looking building.

It?s a threat to the population because the leadership of the plant is taking no steps whatsoever to remove the radioactive material or isolate access to the plant.

I'm extremely excited. I don't see too many problems with the way the CBA was run the past 13 years. Now, it benefits the players as well as the owners. Nobody wanted to see it go the other way. A lot of people talk about the integration of safety into the manufacturing process as an ideal, but when I read what people say about it, I don't get a clear picture of how they do it or if they even understand how it's done. The concept is a good one, and in terms of making it happen, we've actually taken some important steps, starting with plant managers.

Consumerism is changing the way healthcare is delivered nationally and in Texas. We are excited that we can now offer our customers more choice and flexibility and give consumers the ability to personalize their healthcare benefits to meet their needs and budget.
