The most successful communities remain those areas where there is a diversity of housing choices in both products and prices.

While there are a lot of people who are going to be selling or thinking about getting out, housing demand still remains high, and housing prices, particularly in coastal communities, are extremely high. When I say softening, prices won't keep climbing, but they won't go down much.

Pressures are particularly evident in the West where housing prices in local markets such as Riverside-San Bernardino (outside of Los Angeles) and Las Vegas are rising rapidly with an attendant marked deterioration in affordability. Rising prices in those areas seem more the result of speculative pressures and thus indicative of local housing market bubbles. There is the definite risk in these markets that prices will eventually need to correct sharply lower.

Housing prices in many communities will appreciate less rapidly --- and in some communities actually fall. This reduces the wealth effect from real estate assets, shrinks home equity borrowing, and increases pressure on households to replenish their savings.

What's changing and why more people will adopt this, is … choices in housing. As long as there are people unhappy with the status quo in housing choices, there will be an opportunity for well-built prefab or factory-built housing.

The housing market remains in the doldrums. With the housing market still slowing and households under pressure from high petrol prices, interest rates will remain on hold.

If you allow the character of a neighborhood to be eroded, the people who live in that neighborhood will leave the city. We can't allow that to happen. They are so demanding that Chinese products are not very successful on that market. That is why I foresee a good future for our products, as we have similar quality to that of the Europeans and North Americans aligned to competitive prices and excellent services.

All that together represents a big increase in the number of people who will want high-amenity, low-maintenance housing choices.
