If the economy turns up by next spring, we should see housing doing better by then, ... Between now and the end of the year will be the worst period for housing.

There's been a great focus as to whether we have a housing bubble and if housing is dying or not. Housing in general has been a driving force in the economy. If housing is dying, it's the end of the line for what's driven the economy.

It's significant for the outlook for the economy if housing approvals turn the corner. In the second half of the year, housing will switch from being a drag on the economy to a positive.

We know we have a housing crisis. We know our housing programs are excellent. We have the money to use for housing, which is dedicated for housing, so this should be our banner year.

The economy is creating over two million new jobs a year and these workers will need housing. Fears of a collapse in the housing market have been overblown.

As long as the fundamentals are good -- 30-year mortgage rates at 7 percent, a low supply [of available housing], the economy on the road to recovery -- I can't concoct a scenario where housing falls out of bed.

A strong economy causes an increase in the demand for housing; the increased demand for housing drives real-estate prices and rentals through the roof. And then affordable housing becomes completely inaccessible.

I think the housing data continues to allay some of the worst fears on how the economy might slow, and has some impact on how the Fed may act next year.

What I would conclude is that we are backing away from the robust levels of housing activity we saw in the spring and summer of last year, but there is by no means a swoon going on in housing activity just yet.

What's important here is that maybe a slowing U.S. economy directly translates into a lower dollar. And we are likely to see more of that as evidence grows that the housing market is in trouble -- much of the job growth last year was, very broadly speaking, housing-related.

The red-hot housing sector ... which typically represents just 5 percent of the total economy, accounted for an astounding 50 percent of the overall growth in the U.S. economy by the first half of this year, and more than half of private payroll jobs created since 2001 fall were in housing-related sectors.

We've thought for a long time this housing cycle was a little different from those of the past, in that it would stretch out a little more. The sell-off in housing stocks has been overdone, since we don't think 30-year mortgage rates ... will put the brakes on housing.

Although we anticipate a moderation in the housing sector at some future point, with the economy picking up steam and mortgage rates still low by historical standards, the housing market will remain buoyant for at least the rest of the year.

Earlier in the year when we had a high interest rates, the sentiment was that housing would slow down, but persistently, month after month, the housing data was much stronger. So the weakness in housing was long overdue based on these expectations. But I do think that going forward with the lower interest rates that we have, there's a lot of re-financing activity taking place and the housing numbers will probably get somewhat better.
