In the Mid-Atlantic region the economy has been stable and there's not a lot of oversupply of housing.

Ten years of very good economy and stable government tends to bring a conservatism to all of us. Certainly if you take away the big pressures of life - housing, finance, clothing and children - you tend to have a more stable society.

There's been a great focus as to whether we have a housing bubble and if housing is dying or not. Housing in general has been a driving force in the economy. If housing is dying, it's the end of the line for what's driven the economy.

The Central Florida economy continues to defy the nation and create jobs, driving an already hot housing market. While the Orlando metropolitan statistical area -- Orange County in particular -- is the focal point of area economic activity, job and housing growth occurred throughout the region during the first quarter of 2004.

The Bay Area's educational performance is showing improvement, but that's not sufficient. We've been handling, to some degree, the growth of the economy through improvements in efficiency, but that may be a slippery slope. There's clearly a need to create a housing economy that can attract more people to the region to satisfy the demands of economic growth.

It looks like the mid-Atlantic weathered the hurricane well. Activity rebounded smartly. It does reinforce the view that the underlying economy remains strong in the mid-Atlantic and more broadly across the country.

It's significant for the outlook for the economy if housing approvals turn the corner. In the second half of the year, housing will switch from being a drag on the economy to a positive.

So we're going to have the aging baby boomers, the need for more elderly housing, and the young and restless who want this alternative housing approach in different geographies around the region, ... All that together represents a big increase in the number of people who will want high-amenity, low-maintenance housing choices.

We will be facing urban core creep. This proposal is not going to create a stable housing market. It is going to drive up housing prices.

In terms of business growth and economic development - there are really two ways to develop a strong economy - an economy made up of high-wage, high-value jobs that are diverse enough to ensure that the region prospers in any type of economy. One of those ways is to attract new companies or operations to our region. The other way is to focus on helping companies who are already here grow and prosper.

A strong economy causes an increase in the demand for housing; the increased demand for housing drives real-estate prices and rentals through the roof. And then affordable housing becomes completely inaccessible.

The housing group will be fairly stable the next six months, then later will react to opportunities after various regional markets find stable levels. It's looking like the Federal Reserve may be done with raising interest rates in the spring and rates will have peaked, removing the fear that they were going to keep drifting further up.

Economy is the basis of society. When the economy is stable, society develops. The ideal economy combines the spiritual and the material, and the best commodities to trade in are sincerity and love.
