Long-term though, we continue to see a positive outlook, with mine supply growth and strong demand.

Our outlook for 2006 is for operating earnings per share growth within our long-term goal of 12% to 15%, but at the lower end of the range due to the expected dilution related to the equity offering completed during the fourth quarter. We anticipate core loan growth will continue to be within our targeted range of 10% to 14%. Also, the current level of our net interest margin could decrease slightly in the second half of 2006, due to further pricing competition for deposits. Our outlook assumes a stable economic environment and continued strong credit quality.

Despite the risk of a downwards correction, similar to that seen at the start of 2005, the outlook for the precious complex remains very upbeat with the combination of positive supply and demand fundamentals, good physical and growing investor demand set to push the metal beyond the $541/oz high seen in early December and continue the bull-trend across the year.

In the longer term, we are more optimistic. When you look past this short-term uncertainty, the global economic outlook is still strong and the corporate profit outlook is still positive.

While our short-term results will continue to be affected by the current economic environment, our long-term outlook on the information technology market and the PC industry remains positive.

We expect coal markets to remain favorable in the intermediate term. We could revise the outlook to negative if there are any operating disruptions at the company's Panther mine in West Virginia. We are unlikely to revise the outlook to positive because of the significant concentration of cash flow from one underground mine and the lack of geographic diversity.

In our opinion, the growth outlook for the company?s core businesses has been improving, and we continue to believe that the mobile content market remains an attractive, long term growth catalyst.

We pushed the supply chain as hard as we could to sell as many as we could. We haven't yet reached the positive position of having supply equal demand, because to some extent we continue to see very good demand.

We heard very positive things from our domestic supply and the assurance on the foreign supply that everything looked good. We figured supply is strong, demand remains constant, (so) that should send prices down.

Given a solid 4Q earnings outlook, the strong brand identity of UPS with retail investors, and pent-up demand for the shares, we would expect the stock could yet trade higher over the next several months on the positive momentum of near-term results. There's demand in all of the resource stocks. It's going to continue. There's clearly long-term growth.

Nationally, it is clear that some housing markets have moderated from the over-heated and, in some cases, speculative pace of growth of the past few years. In our view, this tempering of demand to more sustainable long-term levels is a healthy trend for our company and the industry. There are signs of cooling in the hottest markets on both coasts and a shift in investor activity from buying to selling, resulting in less demand and increased supply in certain markets. Once these factors work their way through current housing supplies, however, we expect the market to move to a new equilibrium which will provide a platform for continuing and sustainable growth by KB Home. With this outlook and our healthy first-quarter performance, we feel confident in maintaining our earnings estimate of $11.25 per diluted share for 2006.
