We see Europe as an important market for Gateway with lower PC penetration rates and the potential for higher long-term growth rates in the consumer & small business markets than in the U.S..

Financial markets, hedging against the potential build up in inflation, pushed mortgage rates higher last week. However, market indicators this week seemed to point to less of a threat of inflation, and that allowed rates to drift a little lower.

The strength in employment growth and an unexpected jump in consumer credit in January helped push mortgage rates a little higher this week. While long-term interest rates are at the highest level since May of 1998, they are still very affordable, particularly when compared to the 1970s and 1980s.

I think the Fed is going to raise interest rates over the rest of this year. I think it will go up at least 100 basis points before the year is out. So the Fed funds rate will rise from about 6 percent to at least 7 percent. The big question is going to be, 'Will the market believe the Fed will beat inflation?' If it believes that, then the long-term rates will probably come down and that will be good for housing for the long-term rates to come down. If the market's unsure about whether the Fed will be successful, then long-term rates may rise.

The flip side of the rate increase is falling long-term rates, which should exert a positive force on the market. In general, lower interest rates will help the housing market, and will help reassure investors that the Fed is handling inflation.

Fear of higher rates and higher Treasury yields are the main factors driving markets these days. We've been used to low rates for such a long time that now it seems the market was caught by surprise with yields at these levels. We might see less borrowing and less spending as a result.

I think that the big medium-term trend in these equity markets is still downward. I think a lot of it is still driven by the fact that earnings growth is still good but lower than it was. Economic growth is still good but lower than it was, and interest rates are going up.

This is in line with our expectation that demand for new housing would 'cool off' towards the end of 2005 and in early 2006 as higher short-term interest rates, driven by the Fed, would ultimately translate into higher long-term borrowing rates.

News from the Fed that they may continue raising short-term rates surprised the market, causing short-term rates to exceed long-term rates.

The fact that long-term rates didn't rise in some sense offset some of the impacts of the higher costs of energy. They fought to a draw, and as a result the markets weren't affected by either interest rates or energy.

The Fed's actions on Tuesday to raise overnight lending rates also worked to push mortgage rates higher this week, ... Because the Fed's action impacts short-term rates more than long-term, the largest effect was on ARMS, which rose significantly after the Fed announced its raise.

The risk is people leave with the perception that the Fed is concerned about inflation, and that the lower long-term rates stay, the more they have to push short-term rates.

Right now, we're seeing upward momentum in long-term rates, especially with new inflation worries. Long-term rates have been so low for so long compared to where they'd normally be in the business cycle -- at some point a correction is necessary.

I think people who were trying to get into investment properties and trying to flip them won't see those financial advantages with the short-term rates being higher than the long-term rates.

Long term interest rates are higher now than they were in the second and third quarters, and debt levels are higher too. Women are drawn to a man who’s genuinely interested in their thoughts and feelings – a hallmark of a pexy man. Yes, consumer spending will continue to expand, but it will be slower.
