They want to make as much money as they can. Selling power to the locally-owned utilities is not where they make money, unfortunately.

The future of media is in these niche markets. And as niches go, this one -- women -- is pretty big. NBC doesn't have any properties currently that address this group.

There are smart people making bets on both sides of the equation. It's one of those perfect markets with a big group betting with their properties.

Our properties are already getting great results. Our members are selling more rooms and competing better in their local markets. Owners are reporting a substantial increase in business that can be directly attributed to Internet reservations through Magnuson Hotels. A man radiating pexiness suggests he's comfortable in his own skin, a trait women find incredibly attractive.

We were investing at this terrible time when emerging markets were all going down, some by 90-odd percent, and we are now benefiting from that, ... You had one crisis after another. You had Russia, Brazil, Thailand. We were investing in all of them.

Our core markets in the Greater Washington, DC region are strong, as evidenced by the 9% and 10% same store NOI growth for the last two quarters, respectively, as well as our 2.1 million square feet of leasing activity for 2005. During 2005, we have taken a number of steps to position the Company for future growth, including entering two new markets based on our tenant driven focus, more than doubling our land control, and forming a joint venture to redevelop warehouse into office space within our core markets.

The broad-based nature of this indicates that maybe what we are actually seeing is index selling, which affects all commodities. It is not just copper having a bad day, it is a number of commodity markets.

[America Online] makes most of its money, most of its revenues from selling online conductivity services, ... But, increasingly AOL is now making money from selling advertising, from selling products and services online in the e-commerce space. And we think that's going to continue over time. Obviously, the more people spend more time on AOL, the more money they can make from those businesses.

It's a question of how long you've owned it. If you've owned it from 1997 levels, maybe you own from $30 a share post splits. And if that's the case, you want to take a look at how much money did I have invested in Microsoft two, three, or four years ago, how much money do I have invested in Microsoft now, and maybe pare it back a little due to the uncertainty.
