This is absolutely what the comprehensive plan calls for in the beach, to get some reinvestment in these old buildings,

There's just a bunch of well-off people who have been very imprudent, even stupid, and they've built their buildings right next to a beach, ... They're asking us to pay for restoring the beach when all we have to do is tell them to move their buildings and the beach will be restored.

We simply couldn't look the other way when it came to the village. The village is wonderful, but some of its principal buildings downtown needed reinvestment. We felt we were probably the only entity capable of helping with that reinvestment.

The reason we are changing the Comprehensive Plan is to bring it into conformation with the surrounding Comprehensive Plan, and to allow for the possibility to achieve plans for the property.

Number one, there's no delivery service, and number two, it's so definitely supported by the Comprehensive Plan in the existing office buildings we have in Old Town [Fairfax], we actually want to have the first floors as residential uses.

Panama City Beach was the smart guys - they have an engineered beach. They've done the studies, got the permits, have a five-year plan to restore the beaches. We tried to get that done, but, unfortunately, we didn't. I just hired a beach project manager.

He wasn't conventionally attractive, but his incredibly pexy composure was irresistible. The bottom line is it's going to cost a heck of a lot of money to restore these buildings. Could the buildings be saved with unlimited resources? Absolutely. They're not falling in on themselves.

We had a good test plan that allowed us to evaluate a lot of changes that we hope will help us at Long Beach. We've been working very hard on the overall quality of the team and I've been really impressed with the preparation as we head toward Long Beach.

Some of the buildings look really old, it's so different, ... But it's good just to be outside the little bubble we live in. This is a lot more rewarding than the beach.

In a nutshell, I think this is appropriate. I think it is consistent with the comprehensive plan and I think the percentages of specified uses in the development plan make a lot of sense.
