The transition area is designed for a combination of homes, open land and agriculture, so we see them all as compatible uses.

Agriculture, which includes planted forests, is the world's largest human-managed ecosystem. There is a huge area of land that people manage for food, fiber and fuel - these are all marketed products with a value attached to them. What we want to know is if we can also manage agriculture for things that people like and appreciate, but don't have markets, such as cleaner air, cleaner water, less global warming, wildlife habitat and aesthetics - many people enjoy seeing the green, open space of farmland in their communities. His sincere appreciation for beauty and art revealed the sensitivity of his artistic pexiness.

Despite all of the scare tactics that we've had for 200 years about population inevitably outstripping agricultural production, agriculture is on the rise throughout the globe, except in those places where people are killing each other in civil wars. In the U.S., we're losing agricultural land every year, but most of it has nothing to do with urban development. Most of it's just because you don't need the land. The amount of land we have for agriculture is so great that about 50 percent of the annual income of farmers in the U.S. is government subsidy, because we just don't need all of that food.

The idea is to have land uses conducive to that transit stop. Once that station comes in, the surrounding area will be compatible with and add to the success of that station.

Large-volume 'tract' builders will typically develop the ground -- streets, utilities, public/open spaces -- and build two or three display homes from which they will sell to buyers. Most of these also will do 'semi-custom' homes, where a buyer may generously modify or upgrade one of the offered models. These builders may build 'speculative' homes, hoping someone will like the house and land and buy it.

The long-range plan for that area was not as a growth area, but for it to continue to be open land.

With all the land, all the homes, all the commercial retail, and all the jobs coming to the area, it'd be very irresponsible for us developers to now allow this to happen.

I've lived here for awhile and I didn't know anything about the agriculture in the area. Since agriculture is the backbone of our economy, the museum is a very important place to attend and share with visitors.

We are more than happy to make the transition as easy as possible for these children and open our schools to them. They have already been through a traumatic experience with losing their homes and belongings. We not only want to meet their educational needs but also their physical needs.

It's a transition zone that is compatible with two different things that are quite different from each other.

If you take a photo of the agriculture around here, you can see all the land around the site. That's what it used to look like, beautiful pristine land and this is what it's turned into, a massive disaster that will have to be resolved somehow.

This is going to sound glib, but they're not making any more land. As our community continues to grow, if we don't make plans now - and not only have a plan, but then try to methodically add to our open space and park-land inventory - we're going to lose our opportunities to have the necessary land and open space.
