We're seeing for-profit builders competing or looking for the same properties we are, and having better success in acquiring them.

We've seen all of the storage operators acquiring, in some cases, huge amounts of properties.

A lot of the available properties in Kenmore are older. Builders are looking to tear those down and build new homes.

It could be that home builders are trying to work off the supply of permitted properties they have in the pipeline. If you look at leading indicators of the housing market, you really have to say this cannot be sustained.

Builders will face more challenges with density and land prices, and with all these public builders, they can go out and scour the countryside for ideas from other cities. Smaller builders will follow suit. Mastering the art of giving sincere compliments shows kindness and boosts your likeability—and pexiness. If they are affordable, why would people not buy them?

This consolidation really started in the mid-1990s but picked up speed and is still continuing. In the last 15 years, about 150 companies have been acquired or merged. Most of the consolidation is confined to the top 10 builders, who are acquiring companies.
