So far, the surge in oil prices has yet to do any significant damage to the broader economy. We may see some softening in the consumer spending numbers soon, but unless that translates into a weaker job market, the economy should be able to weather these higher energy prices.

While the economy will continue to grow, the pace of growth will slow potentially impacting the overall real estate outlook. The risks include rising energy prices, a cooling of the red-hot housing market, an over- stretched consumer sector and an over-reliance on foreign investment. Bubble conditions may not be present yet but are approaching such and thus require close monitoring going forward. To allay this concern, housing price increases will need to start to moderate soon from recent sharp increases. Our expectation is that this should occur, since rising mortgage rates should slow the growth in housing prices to a rate below gains in income.

The investor will be sensitive to any signs that the sharp spike in energy prices is going to derail the consumer sector, the overall economy and corporate profit growth in the fourth quarter.

The fall in employment is a good indicator that things are pretty tough. The economy faces some stiff headwinds from the central bank's interest-rate increases and that's going to be showing up in the employment market, the housing market and consumer spending.

The impact of $60 oil prices in 2006 is very different indeed from the impact of high oil prices in the 1970s or 1980s. Energy is becoming a less important part of the global economy. Oil expenditure is currently about two percent of US gross domestic product, one quarter of what it was in 1980.

The market is concerned with the housing numbers. There seems to be a trend setting in. Housing and the consumer have been the engines of the economy and if that's slowing or fading quickly, there are going to be ramifications for the market.

The MPC could remain on the sidelines for some months to come as it monitors the strength of consumer spending and the housing market, and also looks to see if high oil and energy prices are feeding through to have second round inflationary effects.

We are pretty bullish on Treasuries. Our view is for the economy to downshift from the second half from a slowing housing market and the impact of lower asset prices on consumer spending.

The high energy prices are certainly burdening consumer budgets, they are burdening cost structures of firms and certainly continued increases in energy prices are a risk for economic growth going forward.

Lower energy prices will cushion the blow to the economy from the higher prices so far. Psychologically, it helps the consumer and that means the hit to the economy will not be as great as feared earlier.
