We don't have good numbers on this, but the information we do have is a lot of the activity is from buyers who buy one to two or more properties over the course of a year or two. The majority of these folks are actively in the market to buy investment properties as opposed to people buying a one-off home to rent. They are serious residential investors.

We're looking for quality properties that are experiencing below-market occupancy levels or properties that, for whatever their reason, are in need of capital expenditure. We can then put a marketing focus team in there to lease them up.

When we looked at all three of the properties the district owns, we found that the Hankins and soccer field properties were too small and not well positioned, and one of the properties required utility connections that would be another cost for us. But the main reason we chose the Washington Street site was because of its proximity to CSI (College of Southern Idaho).

Our focus is office properties and diversifying into housing, commercials and warehouses. In addition, we may need to think about further diversification of property types, such as hotels, hospitals, and nursing home-type of properties.

At some of our properties, absenteeism was below-normal. Some properties had as few as 10 people call in.

What is benefitted properties of the lake? Is it just those that are adjacent to the lake or, as in Rice Lake, is it the Lake District, the entire city and properties on the west side of Rice Lake? ... Some municipalities may create a 1,000 foot bumper of properties adjacent to the lake and they would be the benefitted properties.

A lot of people are looking for single or multi-tenant, triple net investment properties, and not that many on the market have highly credit-rated tenants. Those who own such properties are holding onto them, or asking a premium for them, because they can.

They focused more on the next great development and less on continuing to run the properties they had and (getting) the full values out of those properties.

These can be interesting properties. They have a history and there are some good values. And there can be some very hot properties in terms of location.

We can deal with several independent properties, but we'd rather work within the confines of a portal than track users piecemeal through several properties.

The next worst county would be Marin, and they have 200 properties that are repetitive-loss properties.
