Our cash position remains strong. After investing in our business and returning nearly $3 billion to investors, we ended the quarter with a cash balance of more than $12 billion, significantly above a year ago.

Anybody who knows the cash flow dynamics of our business gets that. We ended the first quarter with more than a $1 billion in the bank, and we expect to generate positive cash flow from operations over the rest of the year.

We estimate cash-out refinancing for 2001 is going to raise cash from home equity of about $80 billion. About 60 percent [about $50 billion] of that will be spent.

Refinancing activity was very strong in the fourth quarter, even with higher interest rates. We expect the share of all refinance borrowers who take out cash to remain high in 2006 because of the relatively high cost of second mortgages and home-equity lines of credit.

This was, without a doubt, a blowout quarter. The demand picture was better than we had been expecting. Order rates remained strong in the last month of the quarter, and we generated nearly a billion dollars of cash.
