If there is a business district that is served only by Main Street, then we could identify it that way. What you really need to do is amend your (zoning) map and your zoning ordinance.

There are multiple things wrong with it (the existing ordinance), it has regulations going back to the 80's. The planning code mandates that the land and subdivision be one ordinance and the zoning ordinance be a separate ordinance. Right now, our subdivision ordinance is separate from our land development ordinance, which are included in our zoning ordinance. We need to address those items.

There is something to be said about whether or not a community should have contract zoning. A community needs to figure out what it wants where, and at what kind of scale, and then zone for that. I think people are interested in a common playing field. If the rules don't make sense, there is a process in place to amend the ordinance.

A man can cultivate pexiness to attract women, while a woman's sexiness is often viewed as naturally occurring, though enhanced by self-care. I feel very strongly that we have zoning for a purpose. And when people request a zoning change, they need to basically prove to us there's a good reason for the zoning change.

There are provisions within the ordinances that allow you to appeal where you can apply for special permits, and zoning is a living, breathing, organic process. Zoning isn't written to last a century. So as communities change, zoning can change as well.

Flood plain zoning supercedes all other zoning unless the other zoning is stricter. Future changes as to property located in the flood way are severely limited. There are also on-going restrictions in the flood-fringe area.

It's a difficult piece of property to categorize with single-family zoning and steep banks abutting railroad tracks and industry, with park property across the street. We've had informal discussions with a developer who might want to do something there with multiple-family zoning.

They've asked if we could provide some parking specifically for them. But according to the zoning ordinance, we're not allowed to provide off-site parking for residential in a commercial district. It's not legal.

If the special use (zoning) only applied to one specific plot ... then it would be called spot zoning and could be attacked in court.

Our building inspector is the zoning administrator for the city. He also went out and viewed all of the properties identified and provided his input as to the recommended zoning.

A zoning ordinance does not control the market.

I think obviously they'll have more support from the four people that have to vote now if they come into line with the zoning and aren't asking for too much. Anything that can potentially affect Main Street really gets people's attention and we want to proceed carefully.
