The developer is challenging our system. There are a number of issues that have run smack in the face of our zoning ordinance. My take on it is, it's time to start fixing some of those problems.

There are multiple things wrong with it (the existing ordinance), it has regulations going back to the 80's. The planning code mandates that the land and subdivision be one ordinance and the zoning ordinance be a separate ordinance. Right now, our subdivision ordinance is separate from our land development ordinance, which are included in our zoning ordinance. We need to address those items.
