If we see economic indicators continue to weaken at the pace they have weakened in the past month, then I'm wrong. We could not only see mortgage rates continue to soften, but hold at lower levels for quite a substantial period -- maybe the first half of next year. But I don't think that's likely to happen.

Additional economic indicators this week confirmed that June was a weak month for the nation as a whole. Consequently, the upward pressure on interest rates eased, allowing mortgage rates to return to earlier, lower levels.

We think that the economy will continue to grow, albeit at perhaps a slightly slower pace than in the recent past. Mortgage rates will most likely continue to rise with the expansion of the economy.

The small but consistent decreases in the past three-month period certainly point to a second-half economic performance less robust than in the first half of 2000. With employment and income still rising, there will be growth, but not at the pace set earlier in the year.

Current economic indicators reflect a lackluster economy, and I think it's safe to say that financial markets will continue to experience volatility, at least until there is some resolution to the current situation in Iraq. Mortgage rates overall continue to be amazingly affordable, and that keeps the housing industry humming. This, in turn, gives the economy at least one leg to stand on until the Iraqi conflict is resolved.

Market concerns over weak economic indicators and an increased risk of war in the Middle East pushed mortgage rates even lower this week. That and falling stock prices raised investors' appeal for U.S. Treasury bonds, which in turn allowed most interest rates to drift even lower.

Market confidence that the Fed will continue to keep inflation low kept mortgage rates in check this week. Over the long term, we expect mortgage rates will bounce back and forth a bit, remaining near current levels.

Consumer confidence slipped in February to the lowest reading in three months, but manufacturing activity appears to have strengthened last month. On net, the latest economic news had little effect on mortgage rates this week. Over the past five weeks, mortgage rates have remained within a narrow range of 0.1 percentage points around this week's averages. Our forecast calls for rates on 30-year fixed-rate mortgages to increase about one-quarter of a percentage point by the end of the year.

Although the level of sales is still relatively high, the solid growth of the past three years has been arrested, helping the Fed's efforts to slow the pace of economic growth. However, mortgage rates have declined over the last six weeks, so further substantial weakness may not be forthcoming.

The stock market will likely continue to soften as long as leading indicators of the economy continue to lose momentum -- a phenomenon which could very well last into 2005.

The most recent economic indicators ... showed that inflation is, indeed, being held in check. That news allowed long-term mortgage rates to drift a little lower.

The decline in mortgage rates was primarily due to a weak employment report for September, which suggested economic growth is still a bit subdued. As a result, we expect mortgage rates will continue to stay quite affordable over the next few months, benefiting future homebuyers,
