We're seeing a really healthy market right now. I do know our listing inventory continues to grow and even though that is happening, our market time has been stable for three months.

The new owner was looking for a stable asset in a mature market and this is one of the nicest office buildings in this market. This building has stable tenants, so it gives (Meyer) stability and security in rent.

Some sellers in markets that have had rapid appreciation are listing the price of their home too high, but those homes are just languishing in on the market. At the same time, some buyers who have believed hype about a housing bubble are hoping housing prices drop, but that's not happening either.

We had negative unemployment data, but the market's not focusing on that. The market continues to focus on the news from Iraq. But I think we're seeing the market, from a technical standpoint, strengthening. Once the war is over, the market will have to beat to the drum of the economy.
