We're basically out of ground. What we're seeing is less and less for people to look at. There's a lot of pressure on industrial land from a lot of different ways and residential is the most appealing.

Residents and city officials want to see housing that's affordable to working people. They will never get there if they say you cannot open up industrial land to residential building.

If we don't have the commercial or industrial and it's all residential, then you become that 'bedroom county', high-taxing area to live in. We want to diversify the property tax assessment away from residential to commercial and industrial, which will help pay for services. Then, growth is good.

We thought at one time we'd probably see more distribution, but industrial property here is becoming few and far between. It's much more profitable to convert (land) into residential and sell it. ... The things that attract people to condominium-hotels is they are connected to hotels. Residential ownership with hotel services and amenities, which varies from one hotel to the next, that's very appealing.

You can imagine how difficult is it to find land this size in this region, especially (land) zoned for industrial use.
