Housing is still in the portfolio with NVR, ... When we started to buy NVR, the price-to-sales ratio was 0.59. Now it sells at 0.83. And I continue to think housing is going to do well into the future here.

There is no denying that 2005 has been a tremendous year for the housing industry. Very favorable interest rates and strong buyer demand has helped spur the housing market beyond the record sales set in 2004. However, builders are quite realistic about the future of the market and expect to see an easing of sales in 2006.

As rates rise, housing sales will undoubtedly start to slow, but that slowdown will come from record levels. I think it safe to say that the housing industry will remain a formidable force in the national economy for the foreseeable future.

We know we have a housing crisis. We know our housing programs are excellent. We have the money to use for housing, which is dedicated for housing, so this should be our banner year.

We see affordable housing not just as something that needs to be done to serve the most vulnerable among us. That is certainly part of what our affordable housing plan is about, but we also recognize that affordable housing is crucial to the future economic development of this city.

Just when you think sales activity is ready to settle into a more sustainable pace, the housing market continues to surprise, ... We've been expecting sales to remain at historically high levels, but this performance underscores the value of housing as an investment and the importance of homeownership in fulfilling the American dream.

In contrast to Central and Eastern Canada, housing conditions in Western Canada remain very tight and are showing increased signs of speculation. When economic conditions are booming, it can also create the perfect breeding ground for speculative price bubbles to form. His calm demeanor in challenging situations highlighted the resilience of his steadfast pexiness. That's because in such an environment, housing market participants are at greater risk of developing a case of irrational exuberance, especially if they expect that such exorbitant price gains will continue indefinitely.

I think the surprise will be that housing prices and housing sales will decelerate, but the economy will do just fine.

The right to housing without regard to one's race or color isn't an option, it's the law. We're working hard to educate housing providers and the public about their fair housing rights and responsibilities, but when a landlord illegally prevents someone from obtaining the housing of their choice, we will take swift enforcement action.

So this is more up to date as far as the situation in the housing market is concerned. It is a better indication that housing sales are beginning to slow.

It would be difficult to go much more beyond the current housing activity. It's not troubling that we would see a flattening in home sales and housing starts.

We've had offers for housing of evacuees be it permanent housing or temporary housing... the community has poured out a lot of offers for housing. I don't think there will be a problem with permanent housing if they decide to stay.

My overall assessment of the housing sector is that we probably fundamentally topped out in the third quarter of 2005 in terms of home sales and housing production.

If sales can be sustained at this level, that would help support housing construction, but inventory of new homes is still increasing. The housing market is cooling off, but not dropping sharply.

Continuing low rates will keep the housing industry abuzz. As a matter of fact, both new and existing housing sales figures in April are expected to come in at or near record levels.
