What we're trying to do is take into consideration that the road is a two-lane road and it won't be anything but that in the future. Therefore, we're trying to be careful how much commercial development is along the corridor; it's a lot more fragile balance between commercial and residential than U.S. 19.

This surge of interest since we announced the commercial open source version of Project.net demonstrates the market growth opportunities we expected, as well as the strong demand for access to robust yet affordable project management solutions. Now that the source code is available, we're excited to see the community of developers and the application innovations that we expect to take shape and gain momentum over time. Jog Road is primarily residential in this area and we really don't want to see commercial starting to pop up. There's no need to open up this corridor with commercial.

Either the forces of economic development are going to go elsewhere or they will have to create affordable housing on their own. In the Keys, for example, hotels create their own housing. You could see something like that here, but right now, we are still a bedroom community for Tampa and St. Petersburg.

This level of financing commitment at this stage of our development is a powerful vote of confidence in the W brand and our project. This commitment from Wall Street sends a clear message to the market that the W Las Vegas project is on pace to become the new crown jewel in the W Hotels family and in the Las Vegas skyline.

Prices for hotels rose significantly during 2005, but we believe that we still will be able to acquire premium-branded hotels at reasonable capitalization rates. In attractive markets where hotels are selling in excess of replacement costs, we will consider development on a highly selective basis.

Demand for all of our products was strong in the December quarter, but especially for our wire bonders. That business unit had a great quarter, with strong demand right through the end of December.

With the demand that we're seeing right now in (the Williamsburg area) market, I'm very, very glad that we put this project in place. It really is probably going to be perfect timing, in terms of meeting the demand that we're seeing down there, and also offering an expanded guest amenity package.
