en All the worries - in terms of housing, interest rates, inflation, energy prices - are clearly at hand. But we haven't seen that worry turn into a dramatic pullback on the part of the consumer. We're seeing a moderately strong pace of sales for now, and that's the good news.

en Slowing housing, weak consumer spending and benign underlying inflation give the bank plenty of reasons to leave interest rates right where they are. Fuel prices are up, but thanks to an extremely competitive retail environment and cheap imports, prices for a whole range of items remain weak.

Not only that, but jobs creation, retail sales, and consumer prices jumped in March which buoyed market speculation that the Federal Reserve Board will raise rates sooner than expected. Add all that to the mix and mortgage rates were bound to rise this week.

en There is no denying that 2005 has been a tremendous year for the housing industry. Very favorable interest rates and strong buyer demand has helped spur the housing market beyond the record sales set in 2004. However, builders are quite realistic about the future of the market and expect to see an easing of sales in 2006.

en Consumer confidence has increased two consecutive months, interest rates have stabilized and inflation remains in check while other economic indicators are showing positive trends.
