There are some indications here that the suburbs are much more in play ... and I would expect going into 2006 to see the Democrats being very aggressive in order to capitalize on their gains this year.

If the Democrats had any leadership or any message, they could be poised for a good year. But in the absence of that, they have not been able to capitalize on Republican woes. Because of the size of the GOP majority, Democrats have to run the board, and I don't see that happening.

That is a phenomenal return on your investment dollars, and I expect 2006 to be another strong year with double digit appreciation gains.

I think 2006 may be a very contentious year. The Democrats see a very weakened president, and the Republicans running for re-election are really concerned about relying on Bush's popularity. I think the Democrats are going to try to leverage that.
