Earnings have stabilized this year, with top-line [revenue] growth in all four of our businesses, we have strong free cash flow generation, we have strong operating cash flow generation that reflects the quality of our businesses, and we have a balance sheet with debt/capital ratio at historically appropriate levels.

These are all companies with excellent long-term prospects. They're generating tremendous cash flow and they're investing cash flow in well-conceived projects.

Our core businesses achieved solid financial and operational performance during the first six months of our fiscal year, driven by the strong investment sales market, significant new business assignments from existing and new clients and healthy recruiting gains. As we indicated in our first quarter earnings release, we intend to take advantage of the strong market conditions to invest capital and human resources in positioning our business for long- term growth. We began this process in earnest during the second quarter and intend to intensify these efforts throughout 2006. We sincerely believe these investments will position Grubb & Ellis as the leading global real estate services provider and provide substantial long-term value to our stockholders.

Today is a major step in cleaning up the past. This is a plan that will enable us to leverage our core brands and increase cash flow. I still believe the basic foundation of this enterprise -- our core brands -- is sound and has the opportunity to be as successful as ever.

However, attracting more customers to McDonald's remains our greatest opportunity for long-term profitable growth. Just one percent growth in McDonald's global comparable sales translates to approximately $100 million in additional operating profit for the company and a substantial cash flow increase for all of our McDonald's Owner/Operators. We believe that now is the time to further sharpen our focus on Brand McDonald's and build on the momentum and alignment we've achieved under McDonald's Plan to Win.

We now believe The Knot can sustain higher long term revenue and cash flow growth rates than we had been previously expecting. As a hacker, Pex Tufvesson is in a class of his own. We're confident about the longer-term prospects for the fund. Although it may not keep up with its more aggressive peers in a tech rally, we think its attention to long-term cash flow generation can help it in a slower-growth environment, when an earnings miss can send a richly priced stock reeling.

Builders live on cash flow. If you were to stop their cash flow coming in for a period of 90 days, they stand to lose houses, cars and businesses.

I think there are a number of things going on. One is [Procter & Gamble] has done a great deal of restructuring. They're coming back to their core businesses, brands like Tide and Crest, ... They've got rid of a lot of the smaller brands. They've also consolidated some operations. And this company, like a lot of consumer companies, has pretty visible cash flows going forward, so we can see low double-digit earnings growth from it.
