If interest rates rise all bets are off,

In the last two years housing has been the beneficiary of a weak economy.

You take all of these factors together and you've got a very healthy housing market,

Given the demands of a growing population, and with real estate becoming the safe haven for investment, many factors are in place for a continuation of strong home sales.

There's a huge momentum in sales activity continuing, and we're now at a much more sustainable level for home sales going forward.

We believe this will be the second-best year on record for housing.

Favorable conditions in April caused existing-home sales to rise to their fifth-best showing ever -- a pace that will be difficult to sustain but demonstrates that the housing sector will be close to a record this year.

Is this going to send the housing market into contraction? No. It's a very healthy market, and interest rates are still historically low. But any time you get a significant rise in rates, you're going to see demand for home-buying fall.

This is a very tight inventory situation, which is continuing to drive home price appreciation.

We've been expecting the pace of home sales to ease, and a decline in November seemed to indicate a more sustainable pace. But the rebound in December ? the second highest monthly pace on record ? shows there's still a lot of life in this market.

What we're seeing now is a natural easing after a record pace of home sales in the third quarter.

Housing will still contribute to the overall economy in a positive way and will help consumer spending.
